It’s also important to remember that Birmingham, like many other cities in the UK, is struggling to build enough houses to meet demand. Supply and demand is the lifeblood of an investment and the current imbalance has created the potential for exceptional rental returns for Birmingham landlords – with an average rental yield currently around 6.6%.

If JLL forecasts are correct, Birmingham property could increase by around 3.6% a year by 2027 – equating to 19.2% overall.
