If the Jewellery Quarter is the cool-kid of Birmingham, the Gun Quarter is its up-and-coming little brother.

Historically, the Gun Quarter (sometimes referred to as St Chads and St Georges) was at the heart of the world’s gun-manufacturing industry, but nowadays you’re more likely to find industrial style apartments, independent breweries and up-market student halls.

You may not have heard much about the Gun Quarter yet, but we promise you won’t be able to get away from it in 2020. Here’s a run-down of some of the new schemes set to be released over the next year.

Snow Hill Wharf

Snow Hill Wharf is a mammoth development being built on Shadwell Street by St Joseph. It will consist of 404 one, two and three-bedroom apartments, a cinema, 3 landscaped podium gardens, a gym, a steam room and a sauna!

The development has proven to be very popular, the first release successfully sold out. Buy-to-let investors are best to keep an eye on this development for any further releases or resales – it’s going to be a hit with tenants when it completes in 2020.

31 Cliveland Street

This six-storey scheme, comprising of 52 one and two-bedroom apartments, is smaller than Show Hill Wharf but will prove just as popular. The developers, Elevate Property Group, are well regarded, they’re the outfit behind Concord House, home to Birmingham’s most expensive apartment. Completion is scheduled for mid-2020.

48-52 Princip Street

Next door to the already celebrated Comet Works 48-52 Princip Street is in its early stages. It will have 26 one and two-bed apartments with a single ground floor commercial unit. All apartments will come with added bike storage too!

With so many new developments on the horizon, Princip Street is fast becoming a hotspot

The Hallmark

Down the road from the Henrietta Street Gym, a boxing gym built below Javelin Block’s  Derwent Works is The Hallmark.

On the site of a former nightclub will be a four-storey building containing 32 one, two, three-bedroom apartments, including some duplex apartments. Developed by Queensbridge Homes, these apartments are set to be ready in 2020.

This Historic Grade II listed building will be converted into 2 connected four-storey buildings. Retaining the original features of the building, it will become a townhouse with 4 apartments benefiting from secure parking spaces and a cycling storage facility located in the basement.

Student Accommodation

There are 11 different student residences currently calling the Gun Quarter home, with another 5 set to open or be constructed in 2020. With a thriving student population, the neighbourhood is beginning to attract a wealth of different restaurants, bars and activities.

As these student homes are purpose-built student accommodation run by independent groups, (rather than being run by Birmingham universities themselves) you will find students of all ages and education levels here. It could mean that fewer students are entering private rental sector properties as they now have the choice to stay in halls for even longer. Private rented sector landlords would be wise to ensure their properties are up to standard in terms of decoration, condition, furnishings and appliances in order to keep up with these student accommodation specialists.

Whilst these homes are surrounded by thriving independent businesses like the Hen and Chickens, The Wolf, Escape Live, Two Towers Brewery and the Gunmakers Arms there’s even more in store for the Gun Quarter and surrounding areas with commercial and transport developments due in 2020 too.

One, Two and Three Snowhill

Developed by the Ballymore Group, this £500 million development’s third phase will soon be complete.

Tenants of the completed One Snowhill and Two Snowhill include KPMG, HS2 LTD, Gowling WLG, Barclays, BDO Global, DWF and Landmark Space.

We’re yet to find out who will get to call Three Snowhill home (although there are rumours that BT may be interested…), but with neighbours like these, the new resident will bring both jobs and people to the area.

HS2

High Speed 2 will connect Birmingham with London through a new high-speed rail system, making the journey time just 49 minutes! Work has already started taking place around Euston and Curzon Street, bringing around 6000 new jobs with it.

The headquarters is right on the border of the Gun Quarter at Two Snowhill, making the neighbourhood perfect for Birmingham newcomers looking for homes. When the project is completed (Phase 1 is due to open in 2028) it will enable even more people to relocate to Birmingham from London.

Westside Metro Extension

The Westside Metro Extension is well underway, with the first phase of the line extension to Centenary Square due to open in December 2019.

The line currently runs from Wolverhampton to Grand Central station (via St Chads metro stop, adjacent to the Gun Quarter). Once completed, the line will run all the way to Hagley Road in Edgbaston. The extended tramway will be the first in the UK to run on battery power, removing the need to fix wires to the listed buildings along the route and reducing the environmental footprint of the project.

With a metro station on the doorstep of the Gun Quarter, commuters living here will have no trouble getting anywhere in the city. 

The Gun Quarter may be Birmingham city centre’s unsung hero right now, but give it time, it’ll soon be vying for pole position. Landlords looking to invest in new properties simply need to take a good look here!
