The Renters’ Rights Act is a major reform of the UK private rental sector expected to come into effect from May 2026. It introduces changes to tenancy structures, eviction rules, rent increases and property standards, with the aim of creating a more consistent and transparent rental market.

The Act increases the level of ongoing responsibility for landlords. This includes stricter compliance requirements, more structured processes for managing tenancies, and greater accountability for documentation, property standards and response times.

Absolutely. Landlords can continue to self-manage. However, the level of oversight and structure required is increasing, which may make it more time-intensive and complex to manage property alongside other commitments.

Section 21 “no-fault” evictions will be abolished. Landlords will need to rely on Section 8 grounds to regain possession, using specific legal reasons such as selling the property, moving back in or tenant breach of agreement.

All tenancies will move to periodic (rolling) agreements. This means there will be no fixed end date, and tenants will be able to give notice at any time, typically with two months’ notice.

Rent increases will be limited to once per year, with a minimum notice period of two months. Tenants will also have the right to challenge increases through a tribunal if they believe they are not in line with the market.

The Act introduces higher standards for property condition and management, including the Decent Homes Standard, new requirements around repairs (such as Awaab’s Law), and increased oversight through a Property Portal and Ombudsman.

Tenants will benefit from greater security, clearer rights and improved property standards. This includes stronger protections against eviction, more transparent rent processes and better conditions within rental properties.
