Step 1 Assess whether you are in the right position to sell your property, or seek advice on whether the market is right for you and what you want to achieve. Things to think about… – Can you achieve a realistic asking price? – Will your mortgage lenders allow you to sell? – How can you make your home more appealing to potential purchasers? – Do you know where you want to move to? – How fast do you want to sell your property?
Once all of the above questions have been answered you should know for sure the position you are in and what actions to take next.
Step 2 Following step 1, you will need to contact an agency to market and sell your property (nudge, nudge). They will then carry out a sales appraisal; this is to gauge the condition of your property, its worth and of course help with any questions you may have at this stage. It is also a great opportunity to go through procedures in order to make sure the sale runs as smoothly and as swiftly as possible.
Step 3 After discussing the value of the property and agreeing an asking price, you will be sent the sales terms, which you must ensure you fully understand before signing and sending back. At this point the agency will ask for access to the property in order to carry out viewings and will also ask for all information on the property; for example, does it include a parking space, does it have an alarm installed, etc.
Step 4 Before the property is marketed the agency will need to take the photos and measurements. Obviously, the more appealing your property looks, the more enquiries it is likely to receive; ensure your home is clean, tidy and clutter free.
Step 5 At this point your property should be on the market and hopefully the agency you choose is doing its very best to sell for the price you have agreed. A tip at this point would be to ensure you are as flexible as possible with viewings; the more viewings the agency can do, the more likely you will achieve a quick sale.
